Hello, and welcome to this site.
If you have visited other areas of this site you now know that I have extensive experience as a real estate buyer and investor. You are a seller and probably thinking: "So What...how can this guy find me a buyer?
That's a good question.
I know how to make your property appeal to a wider range of potential buyers. I know the "ins" and "outs" of the internet. I design websites for effectiveness and information, not for the amount of useless and irritating "pop ups" I can pack into a site, or those worthless banner ads. Your property can be featured on this site and also appear on the main website of The Real Estate Center of Custer, Realtor.com, MLS, and others. Whether you love or hate the internet, you'll have to face the fact that it is now a critical player in the Real Estate Industry.
Don't think that a website, no matter how "purdy", is going to carry the day, however. It takes a whole lot more.
I intend on marketing your property. That includes a lot of different things that I'll be glad to discuss with you. In addition, The Real Estate Center of Custer and has already made a large investment in developing a lengthy list of prospects for various types of property. You may enjoy a short listing period and a quick sale, thanks to this investment.

I almost forgot that phony pat on the back they give you after you're sold.
Now here is a question for you: "What is a 1031? Why does a seller need to know when and how to access this Section of the IRC?"
If you are going to experience some
capital gain in the sale of your property you should be aware of 1031 Tax
Deferred Exchanges. You should consult your CPA or Tax Consultant
concerning the benefits and restrictions of a 1031 Tax Exchange. Mention 1031 to most Agents and they will think you're
talking about the model of that new BMW they have just ordered. In the
past 20 months I have personally accomplished

TWELVE THIRTEEN!!! 1031 Tax Exchanges as a seller or buyer of properties. There would have
been an additional one, but it failed. I know first hand how costly capital
gains tax can be when a 1031 fails. That experience reinforced the idea
that a seller or buyer
must select an Agent that is dedicated to his Client's interests and welfare
and not driven solely by the amount of a
commission.
